Did you know that delivering and installing a modular home can often be completed in just one day? Speed, efficiency, and quality are all reasons our clients choose to build with us.

Modular home delivery is a highly coordinated process involving transport teams, installation crews, and sometimes even curious neighbours watching from the street.

Here’s what typically happens on the day:

• Modules arrive on specialised trucks
Our team completes safety and clearance checks
Traffic management arranged if required
Modules are placed with millimetre precision
The structure takes shape in a matter of hours

In our video, you’ll see our team guide each module into position on Ken’s coastal block. Despite the size of his two-storey home, the process is smooth, efficient, and surprisingly quick.

Once all modules are installed, this is when on-site works begin. On-site works typically take 6–10 weeks, depending on the project, and include finishing, connections, and final detailing. Every project is unique, so we’ll guide you through the specific timeline for your home.

Do You Always Need a Crane to Install a Modular Home?

Not all modular home installations require a crane, but many do. In Ken’s case, a crane was essential for his two-storey design. Here’s how to understand whether your modular home is likely to need a crane or not. And most importantly, we organise the entire delivery and installation process for you, no matter which method your site requires.

Installation Method #1: Crane🏗️

A crane is used when the home cannot be positioned safely or accurately using trucks alone. It provides precision, height, and flexibility, especially on complex or restricted sites.

Your project will require a crane installation if:

You’re building a two-storey modular home
The home must be positioned on a sloping site with elevated piers
Roads are narrow and trucks can’t maneuver directly into place
Trees, branches, or vegetation restrict access
Powerlines or overhead obstructions make truck delivery unsafe
The block has limited turning or access space

If a crane is required, we take care of everything including crane hire, scheduling, traffic management and on-site coordination to ensure a safe and smooth installation.

Installation Method #2: Truck 🚛

Wherever possible, we prefer to deliver using only a truck and hydraulic jacking system. This method is more cost-effective and ideal for clients because it removes the need for crane hire.  As always, we organise all transport and positioning so you never need to arrange anything yourself.

Your project may allow for a truck installation if:

The block is flat or gently sloping
There is clear, wide access for trucks
Streets are suitable for long transport vehicles
There are no major overhead obstructions
Modules can be backed directly into place without lifting

How We Prepare for a Smooth Delivery Day

Behind every effortless delivery is months of planning and coordination. Our pre-construction team handles all the organising and preparation, working closely with councils, local authorities, and our delivery team to make sure everything is lined up well before the modules leave our Stratford facility. This includes:

Detailed site and access assessments
Coordinating traffic management when required
Ensuring foundations or piers are completed before delivery
Checking for trees, powerlines, and access limitations
Aligning delivery timing with weather, transport schedules, and site readiness

One of the most memorable elements of the Apollo Bay delivery was hearing Ken share what the moment truly meant to him. For Ken and his partner Kathy, this two-storey modular home represents years of planning and a long-held dream of retiring by the beach. After finding traditional building challenging due to the distance from the Melbourne metro area, the modular approach offered the flexibility, transparency, and peace of mind they were looking for.

As the modules were lifted into place, Ken spoke about how smooth the process felt, and how the flexibility to design what they wanted made it possible to begin the next chapter of their lives with confidence. Local residents even gathered to watch the home take shape, amazed at how quickly a complete structure appeared on the block.

Seeing the home arrive from Stratford and settle perfectly onto their coastal block wasn’t just a construction milestone, it was the moment Ken's vision became real!
