Delivery day is always a highlight of the modular home build journey at Anchor Homes.

It is the day our clients get to watch their new home arrive on site and take shape on their block within hours. Then to stand on your block and see your new home in place, with real scale, real rooms, and real progress in front of you is a truly impressive moment. For many homeowners, it is the turning point where the project stops feeling like “plans and decisions” and starts feeling like “our new home has come to life”.

For our clients Emma and Jason, that moment has now arrived in Montrose, Victoria. Their custom modular home was ready for delivery, and they were there to watch it arrive on site and be craned into place. Their knock-down rebuild project, designed by our in-house design team, is now starting to come together in a way you can truly see.

Their experience, captured in the video above, is a great example of what is possible when modular construction is paired with thoughtful design and a clear, well-supported process.

Delivery Day: Seeing The Home Arrive On Site

Modular home delivery day is often the moment everything clicks!

It is a milestone that many homeowners describe as both exciting and impressive, because you are watching a planned process unfold in real time. Emma and Jason share their experience with Anchor Homes in a way that captures the feeling and the confidence that comes with it:

"I'd just really like to thank the Anchor Team. It's been fantastic from the get go. Expectations have been managed. It's just been a fantastic experience for us." - Jason & Emma

Emma and Jason’s home was built at our manufacturing facility in Stratford, Victoria as four modules, then carefully prepared and transported to Montrose by truck. Once the modules arrived on site, the crane installation began.

A crane was required to install this modular home due to the sloping block and the way the home has been designed to respond to that slope, including its elevation approach and positioning on the site. The crane allowed the modules to be lifted and set into place with precision, following a planned installation sequence tailored to the block’s levels and access.

With the home now successfully installed, the next phase is underway. Site works will continue as we progress toward completion for Emma and Jason, bringing together the final details that will turn this impressive delivery-day milestone into a finished home they can enjoy for the long-term.

The Montrose Project is a sophisticated home designed around the realities of everyday living. Our clients Emma and Jason had a specific design vision and key priorities they requested we incorporate into their home design. Here are a few examples:

• A dedicated office space as Jason works from home

Enough space and considered zoning for their children

• A layout and design to support the family well into the future as this will be their long-term home

This is exactly where custom design adds value. Our in-house design team successfully worked alongside Emma and Jason to shape a layout that feels purposeful, spacious and timeless.

This project is also a strong example of how modular construction can adapt to sloping sites.

The site in Montrose required a solution that balanced structural integrity with a finished look that feels cohesive and intentional. To achieve this, the design incorporates a mix of elevation methods, including steel piers and retaining walls:

The right side of the home is elevated on steel piers, creating space for a garage beneath the front of the home at basement level. The garage will be constructed on-site now that the modules are installed.

The left side is supported by retaining walls, giving the home a grounded and harmonious connection to the site.

This approach allows the design to work with the land and take advantage of the slope. On suburban sites, where streetscape presence and practical access matter, this kind of considered planning makes a real difference.

Modular Does Not Have to Be “Off the Plan”

One of the most common misconceptions about modular homes is that you have to choose a fixed plan and accept limited flexibility.

The Montrose Project demonstrates that modular can be custom. Modular is a construction method, not a design constraint. With the right design process and the right team, you can achieve a tailored layout that suits your lifestyle, your block, and your long-term priorities.

"I think a lot of people do perceive modular homes as being a fixed offering, that you just have to go off the plan, and that's definitely not the case." - Jason & Emma

At Anchor Homes, custom modular design is supported by our team, which means clients can create homes that are personal, functional, and purpose-built, while still benefiting from the efficiencies of modular construction.

Why Modular: Benefits That Matter

Modular homes are growing in popularity across Australia, and homes like The Montrose Project show us why.

Key benefits of building a modular home include:

•  Reduced site disruption
With most construction completed off-site, on-site activity is shorter and more concentrated, resulting in less prolonged impact on the household and surrounding area.

• Faster timeframes
Approximately 95% of the home is built off-site while site preparation can occur in parallel. This overlap can help streamline the overall project timeline. Typical build timeframes are 14–20 weeks (project specific).

• Quality control
Construction in a controlled manufacturing environment supports consistent workmanship and structured quality checks throughout the build.

• Sustainability
Efficient material handling and streamlined processes can help reduce waste and improve overall resource efficiency.

• Design flexibility
Modular construction can support tailored layouts and personalised finishes, allowing the design to be shaped around lifestyle needs and site conditions.

These advantages are driving increasing interest in modular construction across Australia, particularly for homeowners looking for a high-quality build process with an efficient, well-managed methodology.
