Good to know

Common questions about prefab modular homes and builders, answered

What's the difference between modular homes and conventional homes?

The major difference is the way they are built. Conventional homes are built entirely on site, while modular homes are built in a controlled off-site facility and then delivered to site for installation and fit-off. As the name suggests, modular homes are built in modules for ease of transportation.

Who are the best prefab home builders in Victoria?

Anchor Homes has been designing and building prefab modular homes across Victoria for more than 20 years, with completed projects in Gippsland, the Yarra Ranges, the Macedon Ranges, along the Great Ocean Road and throughout metropolitan Melbourne. We are a member of PrefabAUS and Master Builders Victoria and a CommBank Assessed Manufacturer, and 93%* of our clients would refer Anchor Homes to family and friends. *Source: Anchor Homes 2024 Client Handover Survey.

Are modular homes the same as kit homes?

No. While the end result may look similar, the way modular and kit homes are purchased is quite different. When you buy a prefabricated modular home, you are buying a complete home, installed on your site and ready to move into. With a kit home, you are essentially paying for the working drawings and raw materials, and the owner then handles the labour and project management.

Who are the highest rated prefab home builders in Victoria?

Anchor Homes holds a 93% client referral rate*, something we are quietly proud of. You can read and watch that feedback across this page, from knockdown rebuilds in metro Melbourne and surrounding suburbs to off-grid builds in rural Victoria. We are also proud members of Master Builders Victoria, PrefabAUS, and a Commonwealth Bank (CommBank) Assessed Manufacturer. *Source: Anchor Homes 2024 Client Handover Survey.

How long does it take to build a modular home?

Modular homes are fast to build. From the time construction starts off-site until you move in usually takes around 14 to 18 weeks. That timeframe includes the off-site build phase, roughly 8 to 10 weeks, and the on-site fit-off phase, around 6 to 8 weeks on your land.

Who are the best prefab home builders in NSW?

Anchor Homes designs, builds and delivers prefab modular homes for clients in New South Wales, and is a member of the Master Builders Association of NSW and PrefabAUS. We service all areas south of Port Macquarie, including metropolitan Sydney, the Central Coast, Newcastle, Wollongong, Batemans Bay, Eden, Jindabyne and Berridale, across coastal, rural and regional locations.

Are the permits and legal requirements the same as conventional homes?

Yes, the permit process is very similar whether you are building a modular or conventional home. Depending on your circumstances you may require a planning permit, which in our experience is needed for around 70% of builds. A building permit is required for all new homes, modular and conventional alike.

Who are the highest rated prefab home builders in NSW?

Anchor Homes is a trusted modular home builder servicing New South Wales and a member of the Master Builders Association of NSW and PrefabAUS. Every prefab home we design is built off-site to one consistent, high standard before it reaches your site for installation by our team. We are also proud members of PrefabAUS and a Commonwealth Bank (CommBank) Assessed Manufacturer.

Why should I consider building a modular home?

There are many benefits. Modular homes are faster to build, often more affordable, and can have less environmental impact on your site. You have flexible design options, and it is easy to lift the energy rating and create a sustainable, eco-friendly home. You also receive a complete package, with many inclusions and a home that is ready to move into on completion.

What prefab home builders have good reviews?

Anchor Homes consistently earns strong reviews from the clients we build for. The Anchor Homes reviews page brings that feedback together in one place through video stories and written reviews, spanning coastal, rural and suburban builds across Victoria and NSW.

How much does it cost to transport the home to my site?

Delivery to your site is included in the base price. This is based on the most common route from our off-site facility to your block. Occasionally it is not possible to take that route, as our trucks must take the over-dimensional route, and in these cases there may be an additional delivery fee.

What modular home builders have good reviews and ratings?

Anchor Homes is a prefab modular home builder with a track record of positive reviews and a 93% referral rate*. We are proud members of PrefabAUS, Master Builders Victoria, and the Master Builders Association of NSW. In addition we are also a CommBank Assessed Manufacturer, an accreditation given only to prefab builders that meet strict quality, financial and operational standards. *Source: Anchor Homes 2024 Client Handover Survey.
