What's the difference between modular homes and conventional homes?
The major difference is the way they are built. Conventional homes are built entirely on site, while modular homes are built in a controlled off-site facility and then delivered to site for installation and fit-off. As the name suggests, modular homes are built in modules for ease of transportation.

Are modular homes the same as kit homes?
No. While the end result may look similar, the way modular and kit homes are purchased is quite different. When you buy a prefabricated modular home, you are buying a complete home, installed on your site and ready to move into. With a kit home, you are essentially paying for the working drawings and raw materials, and the owner then handles the labour and project management.

How long does it take to build a modular home?
Modular homes are fast to build. From the time construction starts off-site until you move in usually takes around 14 to 18 weeks. That timeframe includes the off-site build phase, roughly 8 to 10 weeks, and the on-site fit-off phase, around 6 to 8 weeks on your land.

Are the permits and legal requirements the same as conventional homes?
Yes, the permit process is very similar whether you are building a modular or conventional home. Depending on your circumstances you may require a planning permit, which in our experience is needed for around 70% of builds. A building permit is required for all new homes, modular and conventional alike.

How much does it cost to transport the home to my site?
Delivery to your site is included in the base price. This is based on the most common route from our off-site facility to your block. Occasionally it is not possible to take that route, as our trucks must take the over-dimensional route, and in these cases there may be an additional delivery fee.
