A new Anchor Home has just arrived in Lower Plenty in Victoria!
Delivery day is one of the most exciting moments in the modular building process. It’s when a home shifts from drawings and planning into something real, a space you can step into, walk through, and see sitting confidently on its block.
We recently delivered and installed our latest modular home for our client, Lisa, in Lower Plenty. The home arrived in two main modules, along with several decking modules, and was lifted into place by crane on site. It all happened incredibly quickly. Within just a few hours, the home was positioned, secured, and ready for its first on-site walk-through.
"It's been a pretty amazing journey. It was made really easy by Anchor Homes." - Lisa
Our latest video captures the atmosphere of delivery day. The installation also drew significant interest, with neighbours and passers-by stopping to watch as the crane carefully lifted and positioned each section into place. For Lisa, it marked an important milestone as the home she had been working towards took shape on site.
The Project Brief

This project began with a block that needed a solution beyond the standard approach.
Lisa’s block in Lower Plenty has a noticeable fall. It is not extreme, but it influences key early decisions, including how the home meets the ground, how levels are managed, and how costs are controlled. Before choosing modular, Lisa explored traditional build pathways and found the slope quickly narrowed her options. Many volume builders favour fixed plan sets with limited tolerance for site-specific adjustment, particularly where a sloping site requires changes to floor levels, structure, and external access.
“So I went to a couple of traditional builders and the difficulty was the slope of the land… it’s enough of a fall so that volume builders were not really interested.” - Lisa
For many homeowners, this is where a project can become more complex than expected. For Lisa, it became the reason to look for an approach that could respond to the land while still delivering the home she envisioned. She discovered prefabricated modular construction and chose Anchor Homes for our experience in designing and delivering homes for sites like hers.
“My design brief was three bedrooms, plus a study. Lots of light, lots of sense of space… [and it] had to look gorgeous on the outside.” - Lisa
From the outset, our in-house design team worked closely with Lisa to shape a home that matched her priorities and sat naturally on the sloping block. Together, we explored layout options, refined the details that mattered most to her, and made sure every change enhanced the sense of light, space, and the home’s overall look.
Modified Modular Home Design
3 Bedrooms | 2 Bathrooms | 161.1sqm
The Lower Plenty Project is a modified version of our popular Aspendale design, adapted to suit Lisa's lifestyle and unique site. Externally, the home features a contemporary gable façade that creates a confident street presence, with the architectural character the brief called for. From early concepts through to final selections, our design team worked closely with Lisa to ensure the home felt both functional and personal.
“The design team were fantastic. So it all fell into place very well… [they] understood what I was talking about.” - Lisa
Key modifications included:
• Adding a side garage (to be constructed on site during the site works phase)
• Reducing the bedroom count from four to three to better suit the household
• Adding a more defined entry way for a stronger sense of arrival
• Increasing storage, including a large walk-in pantry
• Introducing a gable feature to the entry to enhance the exterior façade
• Extended outdoor living with larger decking and verandah areas
• Personalising the kitchen layout with a larger, freestanding island bench
The Process
This project is a good example of how we approach modular builds, especially when the site needs a more tailored response.
We do not treat modular as a one-size-fits-all solution. Our homes can be modified to suit how our clients want to live, and how their sites behave. With Lisa, we worked through layout changes, storage improvements, exterior design decisions, and the outdoor connection so the home felt bright, open, and intentional.
Not only is the flexibly to modify our designs a huge benefit, prefab modular construction allows for a wide range of benefits for our clients.
Lisa’s home was built in our off-site manufacturing facility, then transported to Lower Plenty for installation. Because so much of the build happens off-site, delivery day becomes a focused and efficient milestone.
Key benefits of prefab modular construction include:
• Faster build time through off-site manufacturing
• Reduced exposure to weather delays during construction
• Greater consistency and quality control through a controlled build environment
• Less disruption on site during the main build phase
• A more sustainable construction approach, with reduced material waste
For Lisa’s sloping block, crane installation was the most practical approach. The home arrived in two modules, along with the decking modules, and was lifted into place on site. The installation was completed in a single day, within just a few hours, and it attracted plenty of attention from the street.
Once everything was set, the video captures Lisa walking through her new home with our team straight after installation. It’s one of the standout moments in any modular build, when the project shifts from a plan on paper to a real home you can experience in person.
Build Your Own Anchor Home
Modular homes are growing in popularity across Australia, and homes like The Lower Plenty Project show exactly why.
This build is a strong reminder that a sloping or more complex site does not have to mean compromising on design. With the right approach and the right team, it can be the starting point for a better, more considered outcome.
From a clear brief to a thoughtfully adapted Aspendale with a modern gable façade, this home demonstrates what’s possible when the design is tailored and the construction method is efficient.
We’re looking forward to seeing the next stage of the Lower Plenty Project come together on site. With site works, and final finishing touches still to come, it’s going to look outstanding.
