Prefab modular homes are redefining modern Australian living, delivering faster build times, sustainable design, style and function. In 2025, demand for flexible, efficient homes has been booming, and Anchor Homes continues to lead the charge.
Below we feature three of our most popular projects for 2025, each showing how modular construction can adapt to different lifestyles, block types and environments.
1. The Warburton Project
Design: Aspendale (Modified)
Set in the scenic bushland of the Yarra Ranges, the Warburton Project is a stunning four-bedroom, two-bathroom home built for a client seeking a stylish, relaxed retreat. The home is based on the standard Aspendale modular home layout, but thoughtfully modified to suit the site and owner’s lifestyle.
"I loved the planning stage, designing and customising the build to make the home individual to me" - Peter (client)
Why it stands out:
• Natural-meets-modern exterior: The home features a “Modern Gable” façade, with Spotted Gum timber cladding and Nailstrip cladding that blends with the surroundings.
• Light-filled, open-plan interior: Large gable windows, high ceilings, and open living/dining/kitchen zones create a warm, airy atmosphere.
• Custom touches & lifestyle features: The owner chose bold, refined finishes (e.g. a “Topiary”-green kitchen cabinetry, waterfall island bench, European oak flooring, wood heater).
• Ease & speed of delivery: Modules were built off-site and transported to the flat block in Warburton, then installed quickly and precisely via truck, cutting site construction time and disruption.

2. The Eganstown Project
Design: Flinders 17 (Modified) + Off-Grid Sustainable Upgrades
Located just five minutes from Daylesford, the Eganstown Project is a bold testament to what’s possible when modular homes meet sustainable, off-grid design. This four-bedroom, two-bathroom home is based on the Flinders 17 modular home layout, modified with the striking Cubehaus façade.
Why it stands out:
• Fully off-grid & self-sufficient: The home includes solar power with battery storage, rainwater tanks, a pump system, and a septic system. This enabled comfortable living without relying on traditional utility services.
• Bushfire-aware & durable: Given the bushland setting and BAL-29 zoning, the home uses fire-resistant cladding. Our client chose to upgrade to BAL-40 compliant cladding for added peace of mind, enhancing protection without sacrificing aesthetic appeal.
• Indoor-outdoor harmony: Large windows frame surrounding bushland, while a Merbau timber deck and pergola extend living spaces outdoors.
• Smart floorplan for flexible living: The L-shaped layout supports both communal living (open-plan kitchen, dining, living) and private spaces, including a second living area at the front for flexibility.
• Fast, quality-controlled build process: The modules were constructed off-site at our manufacturing facility in Stratford and delivered to the remote block. This minimised site work and reduced environmental impact.

3. The Lucknow Project
Design: Custom
The Lucknow Project, built by Anchor Homes in 2018, beautifully demonstrates how a modular home can evolve into a cherished family sanctuary.
Delivered to Lucknow, Victoria, this four-bedroom home was created for a family looking for a home that could grow with them, without long wait times or uncertainty. After seven years, we were honoured to return and capture how their home and garden have grown into something truly special.
"Delivery day was amazing!...The team were so professional and trusting of one another. It was the greatest moment to finally see our house on our block for the first time." - Ashleigh (client)
Why it stands out:
• Thoughtful, flexible design: The home was custom-designed to suit the family’s needs, giving them space to expand and adapt over time, while enjoying high quality finishes and stylish design.
• Sustainable build process: The clients chose modular construction for its minimal impact on land and sustainable building methods. Prefabrication helped reduce waste and site disturbance.
• Functional outdoor lifestyle: Starting with their Anchor Home as the foundation, our clients have transformed the property into a vibrant, family-friendly lifestyle hub. It now features lush gardens, a produce area, kids’ play spaces and even a chicken coop.
• Smart floorplan for flexible living: Constructed off-site and assembled on-site, the process helped the family avoid the delays, weather impacts, and budget blowouts often associated with traditional builds.
