1. The Arawata Project — VIC
Design: Newhaven 21 (Modified) · Bed: 3 · Bath: 2 · Area: 207sqm
Set among the rolling hills of South Gippsland, the Arawata Project is a barn-style modular home that makes an immediate impression. The clients had previously worked with an independent architect to develop a design they loved, but as they explored different ways to bring it to life , they found Anchor Homes offered a smarter path forward without sacrificing what mattered most to them.
Our design team reviewed the original plans and reinterpreted the design through our modular approach, using the Newhaven 21 as the foundation for a highly customised result. The outcome is a home that feels bespoke, sits beautifully in the landscape, and runs completely off the grid.

2. The Berridale Project — NSW
Design: Hampton 19 (Modified) · Bed: 4 · Bath: 2 · Area: 181sqm
Nestled in an elevated position surrounded by native bushland near the Snowy Mountains, the Berridale Project makes a strong case that off-grid living and genuine luxury are not mutually exclusive. This customised Hampton 19 was designed and executed to the finest detail, with every decision shaped by its remote, self-sufficient brief.
The home's orientation was carefully considered to maximise solar gain, with a raked ceiling and highlight windows drawing in natural light and warmth across the seasons. A large walk-in pantry keeps the home well-stocked and practical for rural life, while the expansive deck opens out to breathtaking alpine views. A refined, comfortable family home that operates entirely independently from the grid.

3. The Eganstown Project — VIC
Design: Flinders 17 · Bed: 4 · Bath: 2 · Area: 159sqm
Just five minutes from the charming town of Daylesford, the Eganstown Project shows what genuine off-grid commitment looks like in practice. With no existing service connections on the block, Anchor Homes designed and built this home to be entirely self-sufficient from day one. It runs on a solar power system with battery storage, collects and treats its own rainwater through on-site tanks and a pump system, and manages wastewater via a septic system.
The site also sits within a BAL-29 bushfire zone, so a large rainwater tank was incorporated to meet those requirements, and James Hardie Axon Cladding was specified in Monument for durability and resilience in the bushland setting. Despite the technical demands of the site, the finished home feels warm, considered, and anything but compromised.

Key Things to Consider Before Going Off-Grid
The projects above show what's achievable. Before you get started, here are the most important practical things to work through.
📍Land and location: Not all land is equally suited to off-grid living. Before purchasing, speak with your local council about planning permits, zoning overlays, and any specific requirements around on-site energy, water, or wastewater systems. The block should also be large enough to comfortably accommodate the infrastructure required. Not sure where to start? ⚡Solar and energy: Solar is the most common and cost-effective energy solution for off-grid homes in Australia. You'll need to estimate your household's daily energy use to size the system correctly. Panels, battery storage, an inverter, and a backup generator are all part of a complete setup.
💧Water supply: A rainwater collection and storage system, sized for your household and local rainfall patterns, is essential. Water will need to be treated before drinking, typically through UV disinfection or similar methods. Anchor Homes can arrange these associated infrastructures as part of your build, so it's one less thing to coordinate yourself.
♻️ Wastewater: An on-site sewage treatment system that meets local council requirements is a must. This is often one of the more significant upfront costs and is worth planning carefully from the start.
