Thinking about building a larger home, but wondering if it's possible with prefab modular construction?
You're in the right place! ✔
The truth is, larger homes are where modular construction really shines. Forget the worry of a large home build that drags on for years or blows the budget. In this article we're pulling back the curtain on five of our biggest builds to show you exactly what's achievable.
To start, we recognise that the need for a larger home looks different for everyone. Some of the most common reasons we hear from clients include:
👨👩👧👦 Growing families who need room for kids to spread out, plus space to grow into over the years
🏡 Multi-generational living, where parents, in-laws or adult children are all under one roof
💻 Working from home, which has made dedicated home offices and studies a priority
🛋️ A love of space, plain and simple, for those who refuse to compromise on how their home feels
If one of these sounds like you, then the real question becomes how to build that bigger home without the usual headaches. That's where modular comes in!
Why Modular Works So Well for Large Homes
There's a common myth that modular construction is only suited to smaller homes. The reality is the opposite!
Larger homes are where the benefits of modular really start to shine, and speed of construction is truly one of the biggest benefits.
A large home built the traditional way can take 18 months to two years from start to finish. That's a long time to wait, and a long time exposed to weather delays, trade availability and rising costs.
With modular, your home is built in our manufacturing facility at the same time as your site works are underway. Because these two timelines run side by side rather than one after the other, your overall build time is cut considerably, even on bigger, more complex projects. In fact, from the start of construction through to handover, an Anchor home can often be completed in as little as 14 to 20 weeks* (*project specific).
Beyond speed, building a modular home with Anchor Homes also gives you:
🤝 Financial transparency — a clear picture of costs throughout the build process
🌿 Less site disruption — ideal for rural blocks or properties with challenging access
✅ Managed council and planning process — Anchor Homes can handle compliance on your behalf
✏️ Flexible design options — modify an existing floor plan or develop a custom brief with our team
🔨 Quality-controlled construction — a factory environment means consistent, high-quality results throughout
In short... going bigger doesn't have to mean waiting longer or compromising on quality!
Can't Find a Big Enough Design? We Can Help ✔
If you've browsed our design collection and none of them feel quite large enough, don't worry. You have two great options!
Option 1: Modify an existing design. We can take one of our proven designs and adapt it to suit you, whether that means increasing the floor area, adding bedrooms, or reworking the layout entirely.
Option 2: Go custom. If you have a clear vision in mind, we can design and build a one-of-a-kind home from the ground up with our in-house architect.
No matter which option you choose, our expert in-house design team will help you meet every design requirement on your list while bringing the architectural flair and finish you're hoping to achieve. Single storey or double storey, modest or grand, we can make it happen. We simply add more modules. That's the flexibility modular gives you!
So, just how big can a modular home be? Let's show you. Here are five large-scale homes we've designed and built, to inspire what's possible for your own build.
Project 1: Trentham
Design: Custom | Bed: 5 | Bath: 2 | Modules: 3 | Area: 210m²
Bold architectural lines and modern luxury for countryside living.
Set within the green, leafy landscape of Trentham in Central Victoria, this fully custom home was designed for clients who wanted space without sacrificing style. At 210.3m², it's a substantial home, and you'd never guess it began life at our state-of-the-art off-site manufacturing facility in Stratford.
With five bedrooms, there's room for everyone and everything! Strong architectural form and premium finishes throughout give the home a real sense of presence, proving that "custom" and "modular" belong in the same sentence.

Project 2: Rye
Design: Custom | Bed: 4 | Bath: 3 | Modules: 3 | Area: 227m²
Think a sloping block rules out modular? Think again.
The Rye Custom is a two-storey, four-bedroom home designed for a sloping coastal site on the Mornington Peninsula, the kind of block that usually adds serious cost and complexity to a traditional build.
Rather than fighting the slope, we designed a home that works with the contours of the land, so it feels like it truly belongs to its setting. The result is a modern coastal home with genuine architectural presence, delivered start to finish through our in-house process.
At 227m² across two levels, it's one of our largest projects to date.

Project 3: Arawata
Design: Newhaven 21 (modified) | Bed: 3 | Bath: 2 | Modules: 3 | Area: 207m²
An off-grid, barn-style home that turns heads from the moment you arrive.
Tucked among the rolling hills of South Gippsland, The Arawata Project is a striking barn-style home designed to capture stunning views while keeping a modern, minimalist aesthetic throughout. Based on our Newhaven 21 design with modifications, this three-bedroom home runs completely off-grid, generating its own power and operating independently of the mains.
At 207m², it's a generous home that channels its space into quality living areas and a strong connection to the landscape around it. It's also a perfect example of how a design from our collection can be taken somewhere new with a few thoughtful changes.

Project 4: Daylesford
Design: Barwon (modified) | Bed: 4 | Bath: 3 | Modules: 4 | Area: 245m²
At 245sqm, our Daylesford project is the largest home on this list.
Based on our Barwon design with modifications, this four-bedroom home sits in the Daylesford hinterland and delivers the kind of scale most people would never associate with modular construction.
The spacious 245m² layout offers room for the whole family to come together, four well-proportioned bedrooms, three bathrooms to skip the morning queue, and a seamless connection to the surrounding hinterland views.

Project 5: Tarrengower
Design: Newhaven 21 (modified) | Bed: 3 | Bath: 2 | Modules: 3 | Area: 206m²
A stunning, modern country home on rural acreage.
Based on the Newhaven 21 design with modifications, the Tarrengower Project blends contemporary style with the warmth and character of country living.
At 206m², the home feels expansive and open, with living spaces that connect beautifully to the landscape outside. It's another example of how a modified design from our collection can be shaped into something that feels completely personal and tailored to its site.
